Commercial Window & Façade Sealing

Why Exterior Sealants Fail

From failed window perimeter seals to deteriorated exterior caulking, we help building owners, property managers, general contractors, healthcare facilities, multifamily communities, and government agencies address common pathways for air and water intrusion.

Exterior sealants deteriorate because of UV exposure, temperature changes, building movement, moisture, age, and improper previous installation. Hembree can inspect accessible conditions, identify visibly failed sealant, document findings, and propose a defined repair scope. Project scope is determined after inspection, and some leaks may require evaluation by a glazing contractor, engineer, roofer, or other specialist.

Rope-Access Weatherproofing

Sealing at Elevation, Without Scaffolding

Many elevated sealant failures occur where conventional access is expensive or disruptive. Hembree's trained rope-access technicians can reach difficult exterior windows, façade joints, soffits, transitions, and penetrations while minimizing the footprint at ground level. Depending on the building, work may also be completed using lifts, ladders, water-fed visual inspection equipment, or other suitable access methods.

Every elevated project begins with access planning, hazard evaluation, fall-protection planning, and coordination with building management.

Our Weatherproofing Process

A Clear, Six-Step Process

1

Site Consultation & Reported-Leak Review

We start with a conversation about the areas of concern and any reported leaks.

2

Exterior Visual Assessment

We visually assess accessible exterior conditions and document visible sealant failures.

3

Access & Safety Planning

We plan the access method and fall protection for the elevations involved.

4

Defined Repair Recommendations & Pricing

You receive a clear repair scope and pricing based on observable conditions.

5

Surface Preparation & Sealant Application

We prepare joints and install compatible sealant within the approved scope.

6

Final Photographs & Project Documentation

We close out with photographs and documentation of the completed work.

Water can travel behind exterior assemblies and appear far from its original entry point. Hembree documents visible conditions and completes the approved sealant scope, but no visual inspection or sealant repair should be represented as a guarantee that every source of water intrusion has been identified.

Building Envelope Weatherproofing — FAQ

What is building-envelope weatherproofing?

Building-envelope weatherproofing addresses exterior joints, window perimeters, penetrations, transitions, and other locations where deteriorated sealants may allow unwanted air or water movement through the exterior assembly.

Do you replace failed commercial window caulking?

Yes. Depending on the condition and approved scope, we can remove deteriorated sealant, prepare the joint, and install compatible replacement sealant around commercial windows and other exterior transitions.

Can you reach windows and joints on high-rise buildings?

Yes. Depending on the building and project requirements, Hembree can use rope access, lifts, ladders, or other suitable access methods to reach elevated façade areas.

Can new sealant be installed over old caulking?

A surface-applied cap seal may be appropriate in some conditions, but deteriorated, loose, incompatible, or poorly bonded material may need to be removed. The recommended preparation depends on the existing joint and specified repair.

Does resealing a window guarantee that a leak will stop?

Not necessarily. Water can enter through roofing, flashing, masonry, glazing systems, penetrations, or concealed components and travel before becoming visible. We define the repair scope based on observable conditions and recommend additional specialists when the suspected source is outside our scope.

Do you provide recurring sealant inspections?

Yes. Preventive visual inspections and scheduled sealant maintenance can help property teams identify deterioration before it becomes a larger repair.

What areas do you serve?

Hembree serves Denver and communities throughout Colorado's Front Range, including Aurora, Centennial, Boulder, Broomfield, Lakewood, Lone Tree, Highlands Ranch, Castle Rock, Fort Collins, and Colorado Springs.
